Booking and cancellation conditions

• After booking confirmation a 50% deposit or payment in full.
• Payment no later than 30 days before check-in date.
• Free cancellation up to 30 days before check-in date (the (down)payment will be refunded).
• If cancelled between 30 days and 14 days before check-in date, 50% of the total amount (excess payment will be refunded).
• No refund for cancellation 14 days or more before check-in date.
• We would like to remind you to take out travel insurance.

Other conditions

• Price based on two persons, each additional person €15,00 per night.
• Sufficient towels etc, if not enough the dirty will be exchanged for clean.
• Final cleaning €50.00.
• Rates include 9% VAT and tourist tax (EUR 1,50 p.p.p.n.).
• The minimum age to check in/book is 20 years.
• Minimum stay 2 nights.
• Maximum 4 persons.
• Suitable for children (2-12 years).
• Not suitable for babies (up to 2 years).
• Pets not allowed.
• Smoking is not allowed.
• No parties or events.
• The beds are made on arrival.

What we expect from you

For a stay in Holiday Home Smoek also apply some rules, of which we would like to inform you in advance.

The house rules below must be respected, so that you can enjoy your stay in Holwerd to the fullest and the local residents can also continue to enjoy the beauty of the surroundings.

• Smoking is not allowed in the house;
• No open fire in the house, outside the house or on the terrace;
• Pets are not allowed in the house;
• We ask you to treat the objects in and around the house with care;
• No parties or events;;
• No loud music and/or other nuisance for neighbours and neighbours;
• You can park your car in the private parking lot at the Holiday Home Smoek;
• The path next to the house should be kept free because of the right of way;
• The furniture of the interior may not be moved outside;
• The guest is responsible for closing and locking windows and doors if he is not in the immediate vicinity of the cottage. The insurance does not cover any damage in case of ingress;
• Property of holiday home Smoek that is lost due to negligence of the guest, will be recovered from the guest;
• Windows and doors close when you leave the house, windows and doors must be closed in case of heavy rainfall/storm and if heavy rainfall/storm is expected. Damage caused by rain etc. will be recovered from the guest – this may exceed the agreed deposit;
• Do not leave burning candles unattended unless they are our own battery-powered candles (they include a timer);
• Remember your children, our house is on a road and there is also a ditch, so you can’t leave them outside alone. Also, our stairs are not entirely child friendly, take that into account;
• The house is checked for defects and missing items before new guests arrive, because they too should be able to enjoy a comfortable holiday. Any damages and missing items will be deducted from the deposit.
• It is not allowed to switch off or adjust the program on the TOON thermostat. It is of course allowed to increase or decrease the temperature with the plus button (+) and the minus button (-) on the display. If the automatic program is switched off, the landlord reserves the right to switch it back on remotely. (top of page)
